SUBJECT
An Ordinance approving the record plat of Ellis Street Subdivision.
EXECUTIVE SUMMARY
The attached ordinance approves a record plat for a two-lot subdivision at the northwest corner of North Ellis Street and Themis Street.
BACKGROUND/DISCUSSION A record plat has been submitted for Ellis Street Subdivision, located at the northwest corner of North Ellis Street and Themis Street. The area to be resubdivided is zoned C-1 (General Commercial). The plat resubdivides two tracts to create two new lots. The plat shows a variance for reduced and omitted setbacks on both lots. Staff supports the variance due to the existing buildings. In addition, the plat shows an exception for the omission of the required 10 foot utility easement along the right-of-way lines and along the rear lot lines of both lots. Staff supports the exception because there are no existing or proposed utilities in the areas where the easement is required.
STAFF RECOMMENDATION The staff report to the Planning and Zoning Commission recommended approval of the record plat.
BOARD OR COMMISSION RECOMMENDATION The Planning and Zoning Commission, at its December 8, 2021 meeting, recommended approval of the record plat with a vote of 7 in favor, 0 in opposition, and 0 abstaining.
