SUBJECT
An Ordinance approving the record plat of Shadow Wood Villas North.

EXECUTIVE SUMMARY

The attached ordinance approves a record plat for a resubdivision of a portion of the Shadow Wood Villas subdivision.

BACKGROUND/DISCUSSION
A record plat has been submitted for Shadow Wood Villas North, located on Hawthorne Road.  Shadow Wood Villas is an existing subdivision originally zoned PD (Planned Development District).  It was recently rezoned to R-3 (High Density Single-Family Residential District).  The developer wishes to split the subdivision into two sections, eliminate most of the common ground lots, and convert the streets from private to public.  The north section is being replatted as Shadow Wood Villas North.  Due to the change from PD to R-3, several exceptions and variances are being requested as a part of the plat.  The exceptions and variances are listed in the Subdivision Notes section.  Staff supports the exceptions and variances due to the unique circumstances of this subdivision.

STAFF RECOMMENDATION
The staff report to the Planning and Zoning Commission recommended approval of the record plat.

BOARD OR COMMISSION RECOMMENDATION
The Planning and Zoning Commission, at its May 11, 2022 meeting, recommended approval of the record plat with a vote of 7 in favor, 1 in opposition, and 0 abstaining.
