SUBJECT
An Ordinance approving the record plat of Stevenson Subdivision.

EXECUTIVE SUMMARY

The attached ordinance approves a record plat for a one-lot subdivision at 600 Louis Street.

BACKGROUND/DISCUSSION
A record plat has been submitted for Stevenson Subdivision, located at 600 Louis Street and zoned R-2 (Single-Family Urban Residential).  The plat resubdivides two lots and part of a third lot to create one new lot.

The plat shows a variance for a reduced front setback along Herman Street.  Staff supports the variance because it will allow the setback to be consistent with the front setbacks on the other lots along Herman Street.

The plat also shows an exception for the omission of the required 10-foot utility easement along the front and rear lot lines.  Staff supports the exception because there are no existing or proposed utilities in these areas.

STAFF RECOMMENDATION
The staff report to the Planning and Zoning Commission recommended approval of the record plat.

BOARD OR COMMISSION RECOMMENDATION
The Planning and Zoning Commission, at its January 11, 2023 meeting, recommended approval of the record plat with a vote of 8 in favor, 0 in opposition, and 0 abstaining.
